| OWNER'S REPRESENTATIVE SERVICES |
Project Development
Work with the design team in managing the completion of construction documents to
maintain the Owner’s intent for their project. Provide initial construction budget. Assist
with presentations to financial institutions to facilitate funding.
Bid Management
Guidance in Contractor selection for bidding purposes. Organize and manage the
bidding process. Review of construction proposals, verification of references and expert
opinion on Contractor selection.
Oversee Project Management
Prepare and maintain a CPM (Critical Path Method) Schedule. Meet with Contractor to
continually review construction progress and update schedule accordingly. Clarify and
maintain Owner’s intent to the Contractor. Manage overall construction with general
inspections, monitoring for construction progress and quality control. Attendance as
Owner’s representative at job site meetings, written job status reports detailing items
discussed in the meeting to distribute to all parties. Photograph and document
construction progress. Work as a mediator between Owner, Contractor and Architect to
provide expedient resolutions to issues that arise.
Administration of the Contract
Preparation of contract scope. Verify Contractor’s paperwork (insurances, licenses, bonds
etc.). Review and track submittals to Architect from Contractor. Change Order review and
negotiations. Oversee value engineering with verifications to maintain Owner’s intent.
Review and verification of payment requisitions. Assist with project closure including
Certification of Occupancy, punchlists, warranties, documentation receipt, etc.
